When to Use This

  • A prospect has completed an online or paper application
  • An applicant record exists and is ready for screening
  • You are preparing to approve or deny a lease
  • Screening must be initiated before final leasing decisions


Before You Start


Make sure:

  • A Prospect or Applicant record exists
  • Applicant contact information is complete
  • Required application information has been collected
  • Screening policies are understood


Permissions Required: Leasing Agent or higher


Screening Provider: Western Reporting – Resident IQ (RIQ)

 


Option 1: Screen Through RIQ from a Prospect Record


Step 1: Open the Prospect

  • Navigate to Leasing / Prospects
  • Open the correct prospect record


Step 2: Verify Application Status

  • Confirm the prospect has submitted an application
  • Ensure required application fields are completed
  • Best Practice: Do not run screening on incomplete applications.


Step 3: Start RIQ Screening

  • Select Screen Applicant or Run Screening
  • Choose Resident IQ (RIQ) as the screening provider
  • Confirm applicant details


Step 4: Submit Screening

  • Submit the screening request
  • PropertyBoss sends the data securely to RIQ
  • Screening status updates automatically once submitted

 


Option 2: Screen Through RIQ from a Lease / Applicant Record


Step 1: Open the Applicant or Lease

  • Navigate to Applicants or Lease
  • Open the correct applicant record


Step 2: Initiate RIQ Screening

  • Locate the Screening / RIQ section
  • Click Run Screening


Step 3: Confirm & Submit

  • Review applicant details
  • Submit the screening request
  • RIQ processing begins immediately



What Happens After Submission


Once submitted:

  • Screening is processed through Resident IQ
  • Results are returned via Web Activity
  • Applicant record updates automatically
  • Activity is logged for audit purposes
  • Processing time varies based on report components.


Where to View Results

  • Open the Applicant record
  • Navigate to the RIQ / Screening section
  • Review the returned reports and indicators


Understanding RIQ Result Statuses


RIQ results may display as:

  • Meets Criteria / Pass
  • Conditional / Review Required
