Current PropertyBoss clients using the hosted version of PropertyBoss were notified on October 9, 2026 that the standalone version of PropertyBoss is being retired.
If you did not receive an email notification but you think this information is relevant
to your PropertyBoss setup, please email gferrell@propertyboss.com.
NOTICE: Most hosted clients will not be affected. We sent this notice out of an abundance of caution in case your organization may still have older records in a legacy PropertyBoss Standalone installation, also known as the On-Premise or Networked version. This version is installed directly on a computer or server and does not require users to sign in through the PB Online website at https://online.propertyboss.net. Access to the standalone version of PropertyBoss will permanently end on December 31, 2026.
Does this apply to your organization?
- If all PropertyBoss access is through PB Online, no action is required.
- If anyone in your organization uses a version installed directly on a computer or server without signing in through PB Online, you may have a standalone installation and need to review the options below.
- This may include an older database retained only for historical records, even if your organization currently uses hosted PropertyBoss for day-to-day work.
Choose the option that fits your needs:
- Full-service hosted access: If the database is still actively used, we can discuss moving it online for continued use in the PropertyBoss hosted environment. Hosting fees apply.
- Hosted historical access: If the database is needed only for reference, we can move it online in read-only status so you can continue viewing historical information. A nominal fee applies.
- No action: If the standalone database is no longer needed, you may take no action. After December 31, 2026, you will lose the ability to log in to the standalone application and access its data through PropertyBoss.
Important Dates
- November 15, 2026: Contact us by this date to schedule any standalone database migrations.
- December 1, 2026: Complete all scheduled standalone migrations by this date to maintain access to your data.
- December 31, 2026: PropertyBoss Standalone access ends. Users will no longer be able to log in or access data through the standalone application.
Need help determining whether this applies? Contact Amanda Pelar at amanda.pelar@propertyboss.com or Garland Ferrell at gferrell@propertyboss.com. FAQ
Q: Why is PropertyBoss sending this to hosted clients?
A: Your current hosted account is not affected. We are sending this notice in case your organization also has an older standalone installation or database that is still used or retained for historical records.
Q: How can I tell whether we have a standalone version of PropertyBoss?
A: A standalone version is installed directly on a computer or server and does not require users to sign in through the PB Online website. If you are unsure which version your organization uses, contact us and we can help you confirm.
Q: Can we keep access to an older standalone database?
A: Yes. You will need to move the database(s) to the hosted environment to maintain access. Contact us by November 15, 2026 so there is time to review and schedule the migration.
Q: What happens if we take no action?
A: Your current hosted PropertyBoss access will not be affected. However, after December 31, 2026, users will no longer be able to log in to any legacy standalone installation or access its data through the standalone application.
Q: I purchased a standalone version of PropertyBoss. Why can I no longer use it?
A: The standalone product relies on online licensing and validation services to allow users to log in. Those services will be retired, so standalone access will end on December 31, 2026. To maintain access to your PropertyBoss data, you will need to move the database to our hosted environment for either full-service or read-only access, depending on your needs.
Q: If the standalone version is installed on my computer, why does it need a connection to PropertyBoss’s servers?
A: The standalone version connects to our systems to validate its registration and licensing during login. When those validation services are retired, the application will no longer be able to complete the login process and will stop functioning.
