Overview

PropertyBoss Standalone, also known as the on-premise or networked version of PropertyBoss, will permanently end on December 31, 2026. After that date, users will no longer be able to log in to the standalone application, and data stored only in the standalone environment will no longer be accessible through that software.


This article explains what is changing, how to determine whether you are affected, what options are available, how to prepare, and what to do if you have questions.

Who Is Affected?

You may be affected if you currently use PropertyBoss Standalone, PropertyBoss Networked, or an on-premise PropertyBoss database installed on a local computer or server. You may also be affected if you no longer use PropertyBoss daily but still need access to older PropertyBoss data for historical reference.

Migration and Data Availability

Moving from PropertyBoss Standalone to the hosted environment is referred to as a migration. In some cases, your existing database may be converted into the current hosted version. In other cases, especially with older versions, a full conversion may not be possible and your setup may require imports and starting balances instead.


PropertyBoss will review your version and database access before confirming the best path forward. If your database cannot be converted, we will explain the available alternatives before work begins.


How to Prepare

  1. Confirm whether you still use PropertyBoss Standalone or only need historical access.
  2. Identify your primary PropertyBoss contact and the best email and phone number for scheduling.
  3. Confirm where your PropertyBoss database is stored and who has access to it.
  4. Review whether you use QuickBooks, document storage, media files, or other related tools with PropertyBoss.
  5. Contact PropertyBoss early so there is enough time to review your database, discuss options, provide a quote if needed, and schedule the work.


Troubleshooting and Common Questions Before You Contact Support

  • If you are unsure which version you use: Contact PropertyBoss and we can help you confirm your version and whether you are using standalone or hosted access.
  • If you cannot find your database: Check the computer, server, or shared drive where PropertyBoss is normally opened. If you use an IT provider, they may need to help locate the database file.
  • If the standalone program is not working: PropertyBoss Standalone is no longer a supported product. We cannot provide ongoing troubleshooting or updates for the standalone application.
  • If you need files saved outside PropertyBoss: PDFs, images, Word documents, email exports, and other files saved outside the PropertyBoss database remain wherever your organization stored them. They are not automatically moved as part of a PropertyBoss database migration.
  • If you are not sure whether you need access: We recommend discussing read-only hosted access before the cutoff date so you do not lose the option to view historical PropertyBoss data later.


Frequently Asked Questions


Why is PropertyBoss Standalone ending?

PropertyBoss Standalone support ended in 2022. Since then, technology, security expectations, system requirements, and the resources needed to maintain the standalone environment have continued to change. The standalone licensing and validation services are being retired, which means the application will no longer be able to complete login after December 31, 2026.


What happens if I take no action?

If you take no action, you should expect to lose the ability to log in to PropertyBoss Standalone and access data stored only in that standalone environment after December 31, 2026.


Can PropertyBoss restore standalone access after the cutoff date?

No. After December 31, 2026, standalone access will end permanently. PropertyBoss staff will not be able to restore access to the standalone application once the licensing and validation services are retired.


Do I need hosted active access or hosted read-only access?

Choose hosted active access if you still use PropertyBoss for daily property management. Choose hosted read-only access if you only need to view historical information and do not need to enter new activity, process payments, manage tenants, or continue daily operations in PropertyBoss.


Will all of my data move to the hosted environment?

It depends on your PropertyBoss version, database condition, and whether the database can be accessed. Newer versions are more likely to be eligible for a fuller database conversion. Older versions may require imports and starting balances instead of a full transaction history conversion.


What happens to files stored outside PropertyBoss?

Files saved outside the PropertyBoss database, such as PDFs, images, Word documents, spreadsheets, scanned files, email exports, or files stored on your computer or server, remain in the location where your organization saved them. They are not automatically included in a PropertyBoss database migration.


Can I keep using the standalone program if it is already installed on my computer?

No. Even though the application may be installed locally, PropertyBoss Standalone still relies on licensing and validation services to allow login. Once those services are retired, the standalone application will no longer be able to function.
