Rent Splits: Enabled via Processing Options; complex owner/manager allocations; tracked at lease/unit/property level; reports include A350–A353 Rent Splits (Leases, Units, Paid, Billed Accrual). 

Rent Splits: Reports A350–A353 track rent splits on leases/units; Def‑Terms tab enables “Use Rent Splits”; splits visible in transaction history, owner distributions. 

Profit & Loss 

Profit & Loss: Property P&L tab shows monthly graph/report; summary by transaction name; income/expense categories; used for owner statements, budgeting, asset reviews; reports A220 (all properties), A222 (by property). 

Charge/Credit to Profit & Loss transaction types record management company income/expense; owner vs property revenue separated. 

Journal Entries & Accounting Basis 

Transaction History Journals tab records all accounting entries; Recap Journal Entries (A541), Cash‑Basis Recap Journal Entries (A542) for reporting and reconciliation. 

Accrual/Cash Basis: Journals tab displays both accounting methods; report A542 Cash‑Basis Recap Journal Entries; the system tracks accrual/cash for revenue/expenses.

Owner Distributions 

Owner Distributions: Managed via Owners tab; tracks ownership %, rent/late fee allocations, management fee distribution; AutoPost processes scheduled owner distributions.

Deposit Accounting 

Def‑Deposits tab sets default deposit requirements; A170 Deposits Activity Report, A560 Deposits Held Report; deposit changes affect only new leases. 

Transfer Balance & Security Deposit — automated deposit transfer, credit/debit entries; Move‑Out and Transfer workflows post all necessary transactions. 

Owner vs. Property Revenue 

PropertyBoss distinguishes Owner Revenue (passed to owner) vs Property Revenue (retained by management company). Reports include A166 Property Revenue Report, A220 PM Profit/Loss Statement, A222 PM Profit/Loss by Property. 

Owner Revenue examples: laundry collections, facility usage fees, common area income. Property Revenue examples: vending machine income, guest fees. 

Collections & Write‑Off 

Collections module: A540 Collections Recap; workflow for delinquency, payment recovery, write‑off tracking. 

Collections Write‑Off: Sent to Collections note required; balance remains unless Write‑Off posted; best practice—do not write off until after submission; audit AutoPost for unwanted accounts. 

Recap & Close 

A541 Recap Journal Entries and A542 Cash‑Basis Recap Journal Entries support audit, reconciliation, and financial transparency. 

Cash‑Basis Recap reconciles cash transactions for accounting close. 

Transaction History — Audit Trail 

Transaction History provides a line‑by‑line audit trail; Applied tab shows payment allocations; History logs edits; Journals for accounting entries; Print for audit/disputes. 

Late Fees — Accounting Impact 

Late fees are configurable at property/unit/lease level; methods include Initial Charge, Fixed, Percentage, Tiered, Daily; fields: Late on Day, Minimum Past Due Balance, Explanation Behavior; reports A180, A190, A510–A512.
