What is ID Verification?
ID Verification is a simple, API-based application fraud prevention solution that enables property managers to maximize revenue by ensuring applicants are who they say they are, thereby minimizing lost rents due to non-payment, skips, property damage, evictions, and turnover. ID Verification is completed through a variety of data sources therefore accurate information from the application is critical in conducting this search.
ID Verification – Process
Typically, the ID Verification confirms the identity of the applicant very quickly, however, on occasion the ID Verification will fail. When this occurs, our processors will send an email notification noted below that will explain the next steps.
Please note: If an applicant legitimately does not have a Social Security Number, enter 000-00-0000 or 999-99-9999. The Identity Verification will not be able to validate the social, therefore it will skip the Social Security Number validation. Instead, it will cap the recommended decision to a maximum of a Conditional-High.
The most common reason for the “unable to verify” is due to incorrect information submitted on the application.
- Always enter applicant’s cell number with no symbols/dashes
- Make sure no symbols/dashes are added when entering address of applicant.
- ID Verification fail occurs occasionally due to young applicants without established credit or applicants who are new to the US. Collect Passport or Green Card for foreign nationals identify.

NOTE: If a response is not received within one business day, the report will be closed with the report recommendation as “Declined” due to ID Verification Failure.
Next Step for Leasing Agents / Property Managers
Red Box – You may see one or both messages below if the applicant’s phone number search does not return a match on either the SSN or the DOB or both.
- Check the phone number on the application and make sure it is correct w/ no typos and belongs to applicant.
- Verify all necessary documentation has been collected (Social Security Card, Driver’s License) and all personal identifying information (Name, Date of Birth, Social Security Number, Phone Number) has been verified and entered correctly.
- If any of the information is INCORRECT, contact us with the corrected information and we will rerun the relevant section of the screening report for you.

- If all the information is CORRECT, and you have confirmed the data on the applicant’s photo ID and social security card, your property will have the option to “Override” the decision with management company discretion.

In addition to the email above, your team will be able to view additional information directly on the report. On this report:
- You will have a section on your reports that provides a more detailed breakdown of each element of the applicant’s info that can be verified.
- You can use the data below to help identify how far off the mark an applicant is.
- Any qualifier that matches at 80% or above is considered valid.
- Any qualifier less than 80% will show an alert in the summary section of the report.
- Phone numbers will be marked as VALID if the number is legitimately registered with Telco, regardless of if the consumer information matches the applicant’s data.
- If phone number is marked INVALID, it could mean the phone number doesn’t exist, disconnected, or associated with fraud. It could also mean there was a typo on the phone number.
